The People Helping You Grow Your Rent Roll

Regan Leatch

FOUNDER

0431 286 309

Regan owns Coral Sea Property Services, a property management agency in North Queensland. Agent Review NPS started as his own in-house fix for a problem every growing agency knows too well: as the business grew, it got harder and harder to keep his finger on the pulse.

He kept running into the same two frustrations.

The first was a good problem. He knew a huge number of his owners and tenants were genuinely happy with how their properties were managed — but all that goodwill was going to waste. There was no simple, automatic way to turn those happy clients into the Google reviews and referrals the business had clearly earned.

The second problem was every month, a small number of landlords would quietly leave. More often than not, the first he'd hear of it was when the management was already gone. They weren't loud or angry. They were just quietly unhappy: a call back that took too long, an inspection that didn't sit right, a sense they weren't a priority. By the time it surfaced, it was too late to fix.

So Regan built a system to catch both. One that automatically turns happy clients into reviews and referrals and quietly flags the unhappy ones early, while there's still time to pick up the phone, sort it out, and keep them. It worked so well in his own agency that it became a business of its own.

Emma Carney

Head of Business Growth

0480 408 324

Property management was Emma's first and only career. She's been in the industry since 2013, working alongside the team at Coral Sea Property, and she's done just about every job there is to do in a rent roll. She knows the late-night phone calls, the deadline pressure, the emotional weight of looking after someone's biggest asset and the relentless grind of growing a rent roll while keeping every existing client happy.

That's exactly why she gets it when she talks to agencies today. She's not selling software from the outside in, she's been in the chair.

After returning from maternity leave, Emma joined the Agent Review NPS team as Head of Business Growth, helping other agencies put in place the same system that worked so well for her own. Customers often tell her the same thing: it's the customer-satisfaction tracking and the software they didn't know they needed.

We're not a tech company that decided to dabble in real estate. We're property people who got tired of losing good clients quietly and watching happy ones go un-thanked so we fixed it. When you work with us, you're working with people who've sat exactly where you're sitting.

How It Works

Three steps. Zero manual work.

We do the surveying, the analysis, and the alerts. You do the part that actually matters - calling the client.

We survey a daily segment

Every day, Agent Review automatically emails a fresh segment of your owners and tenants a 30-second NPS survey. No CSV uploads. No template to configure.

Responses Direct in Your Inbox

Each response is tagged green, orange, or red and each card comes with a recommended action so your team knows exactly what to do, fast.

You act before it's too late

Green clients get a Google review request. Red and orange clients you can call. Your reviews climb, your lost managements drop.

You don't lose managements because of bad intentions - you lose them because you didn't know.

Most landlords don't complain (espessially to the agency owner). They just leave. By the time you hear the words "I'm switching agencies," the relationship is already 3 months past saving.

68%

Of unhappy landlords never tell you
They quietly compare quotes, switch agents, and sign the termination notice - without a single complaint email to you first.

$11k+

Lost lifetime value per management
The average rent roll management is worth $11,000+ over its lifetime.

5×

Harder to win them back
Reacquiring a lost client costs 5× more than retaining one. Most never come back at all and they tell their investor friends why.

Get Real Customer Feedback Like This

We automatically survey a slice of your owners and tenants every day, so you spot problems before they become terminations.

Show prospects real proof

Stop telling prospective owners you're great - show them. Show them your live dashboard so they can see exactly what your current clients think, in their own words. Real scores. Real feedback. Real reason to sign with you over the agency next door.

Prevent losses and bad reviews

New managements mean nothing if you're losing them out the back door. Agent Review flags unhappy clients the same week they go quiet - so you can call, fix, and save the management before they switch agencies or post a 1-star Google review.

Know Where to Spend Your Time and Money

See what your clients love, what they hate, and which team members are quietly letting you down. The dashboard surfaces patterns no spreadsheet ever could - so you know exactly where to invest your time, training, and attention.

Still Got Questions?

How is this different from Ask Nicely, SurveyMonkey, or other review tools?

Most review tools require manual setup, template creation, ongoing integrations, and someone on your team to manage it all. Agent Review is completely done for you. We're also purpose-built for property management - we survey owners and tenants differently, on different schedules, with different questions. And we don't just chase reviews. We flag the at-risk clients you'd otherwise lose. No other tool does both.

What if my clients don't respond to surveys?

Industry email surveys average 3–5% response rates. Ours averages 15%+ because the surveys are short (one question, 30 seconds) and come from your agency's name. The rating happens inside the email itself - clients just click a number from 1 to 10 and we capture it instantly. They don't have to fill out a form, log in anywhere, or take any more effort than a single click. Whether they leave additional comments or not, we have their score.

How long until I see results?

On our Premium plan, you'll typically see your first new Google reviews land within the first 1–2 weeks. On the Standard plan, your results come down to how quickly you (or your team) follow up with promoters, your call scripts, and your consistency. If you want results fast without lifting a finger, go Premium and we'll handle it for you.

What happens if you can't get me any responses?

It hasn't happened yet - but if you don't get at least 10 pieces of actionable feedback in your first 30 days, we refund every dollar you've paid us. No fine print, no fight. You take zero risk on whether this works.

Is there a long-term contract?

No lock-in contracts. Ever. No 30, 60 or 90-day notice periods. If you're not happy knowing how your customers feel, you can cancel anytime. We earn your business every month - and if we're not delivering, you walk. The $500 onboarding fee is one-time and non-refundable (it covers our team time to set everything up).

Will surveying my clients annoy them?

The opposite, actually. Clients consistently tell us they appreciate being asked, because it shows the agency cares. A few reasons it works:

We never blast everyone at once - clients are surveyed at most every 90 days. The rating happens inside the email itself, so it's a single click, not a form to fill out We don't pursue follow-ups aggressively - if they want to add a comment, they can; if not, we still have their score

We've never had a tenant or owner unsubscribe in protest.

What if a client leaves a bad Google review because of the survey?

Hasn't happened in over 10,000 surveys. Here's why: when someone gives private feedback, they get it off their chest. You can then resolve it and make them feel heard - which almost always defuses the issue before it ever reaches Google. (We strongly recommend you don't ignore negative feedback. The whole point is to catch it early, address it, and turn the relationship around.)

Will this work with my CRM?

Yes - and you don't need to integrate anything. We can either log in and pull your client data directly, or you can send us an updated client report every 90 days so we can remove old clients and add new ones. Either way, no IT involvement, no plugins, no integrations to manage.

Who actually calls my clients on the Premium plan?

Our team call using refined call scripts we've built from thousands of conversations. They call from a real Australian mobile, on behalf of your agency, as part of your customer satisfaction team. They never harass or pressure your clients. A typical call sounds like:

"Hi Mark, it's Regan calling from the customer satisfaction team at Coral Sea Property Services. I just wanted to thank you so much for the recent feedback you left for your property manager. It's great to hear you've been so happy with..."

Friendly, genuine, and never pushy. The reviews that follow feel natural — because the conversation was.

What's the worst that could happen if I sign up?

You pay the $500 one-time setup fee, your first surveys go out, and within a few days you've got real client responses landing in your inbox. Stick around for a month and you'll either have 10+ pieces of actionable feedback (or we refund every dollar). If it's not for you, cancel — no notice period, no exit fees, no questions asked.

I already get reviews. Why do I need this?

If your clients are already leaving reviews unprompted, imagine how many you could get if you were intentional about it - with a system that catches every happy client at the right moment, not just the loudest ones. You're probably leaving 3–5x more reviews on the table than you realise.

What if my team hates the negative feedback?

This is one of the biggest concerns we hear, and it's a fair one. The dashboard isn't a public scoreboard - it's a private tool for principals. You decide what to share with the team and how. Most of our customers are business owners who genuinely want to know if there are problems in a specific area or with a specific person - because that's the only way to fix it. Feedback is a tool for improvement, not punishment.

Is my data safe?

Yes. All client data is stored in encrypted cloud infrastructure with multiple layers of protection - secure access controls, encrypted-at-rest databases, and isolated environments. We treat your client list like the business-critical asset it is.

What if I get flooded with red/orange responses I don't have time to action?

We expect 10–20% of responses to be red or orange - that's normal and healthy. We rank them by urgency and pair each one with a recommended action so you (or your PM) can move through them in 15 minutes a week. Most agencies discover they had way fewer unhappy clients than they feared.

What data do you need from me to get started?

Just your owner and tenant contact list - first name, last name, email, and a tag for "owner" or "tenant." That's it. We handle the rest. Setup typically takes under 10 minutes of your time.

What if I want to stop the surveys for a specific client?

Yes - just let us know who, and we'll skip them. You stay in control.

What if I switch from Standard to Premium (or vice versa) later?

You can switch tiers anytime, no fees. Most agencies start on Standard and upgrade to Premium within 60 days once they see the volume of promoters they're missing out on.

Why is the setup fee $500?

The setup fee covers our team's time to onboard your client data, configure your branded surveys, build your custom dashboard, and run a soft launch to test deliverability before going live. It's a one-time cost, paid once at signup and it's why most of our customers are live with a working dashboard within a week.

Do I need to do anything every week?

On the Standard plan, yes - you should make time to thank your promoters and request a Google review, and follow up with any passive or detractor feedback so those clients feel heard. On the Premium plan, we handle the promoter calls and Google reviews for you. If unhappy clients come up, you or your team is best placed to handle those personally - but we'll flag them clearly with recommended actions.

When does the dashboard become most valuable?

The first few days are exciting - you'll see individual responses come in and get a feel for the system. But the real power kicks in around the 30-day mark, once you've got enough data to reveal patterns: which themes show up repeatedly, how your team scores on consistency over time, which client segments are trending up or down. That's when the dashboard stops being a feedback inbox and starts being a business intelligence tool.

What happens to my data if I cancel?

You can export everything (responses, scores, themes, dashboard snapshots) before you cancel. After cancellation, we hold your data for 30 days in case you change your mind, then permanently delete it. We don't sell, share, or repurpose your customer data - ever.
